    Value City Furniture

    Value City Furniture took the space of a former Toys R Us store. The tenant space is  approximately 46,004 sq. ft. Demolition of the existing interior walls and construction of new partitions per the fixture plan (design, fixture layout
    and electrical lighting requirements of furniture vignettes, were by American Signature, Inc.).

    The existing roof top units were replaced with new units. New duct lines to supply new restroom and office space were included in the scope of  services. New lighting fixtures were installed and designed per direction and selection of owner. Mechanical, Plumbing, and Electrical Engineering upgrades were made, minor structural requirements were included.

    Brazos Valley Schools Credit Union – Cross Creek Branch

    The design team focused on designing a building that promotes a welcoming and comfortable environment considering factors like natural lighting, color schemes, acoustics, and temperature control to create a pleasant atmosphere for members and employees. Thoughtful design elements, such as inviting seating areas and green spaces that enhance the overall experience. As a result, LDDBlueline created a community credit union that not only meets the functional needs of the institution but also embodies the values and aspirations of the community it serves.

  • Halstead New England Innovation and Design Center

    Halstead New England Innovation and Design Center

    LDDBlueline wwas selected to provide full architectural, interior design, and coordination of engineering services as well as Green Globes coordination for this new construction and renovation project. The Design Center now houses a multipurpose showroom/training room for approximately 50 to 60 people, a 20-person call center, video conference room, offices, lobby/reception area, support spaces, and storage.

    The Owner’s corporate philosophy encouraged the design of this building to meet energy efficient Green Globes criteria. Maximizing the use of glass, the building’s Lobby incorporates a living plant wall that provides a backdrop to showcase multiple art pieces. Programmatically, the building had to function both for staff and guests that were invited to training events hosted by the company. The conference room was also designed as a reinforced storm room with separate HVAC system, to help provide a safer space for the occupants of the campus’ metal warehouse buildings.

    309 East Paces Ferry

    LDDBlueline was selected for this major renovation to the Aaron Rents 14-story office building that was constructed in 1961. It was gutted leaving only the structure, stairs and elevators in place. A panelized light-weight exterior skin was constructed off site and delivered and installed as the construction team was ready for the next panel to minimize traffic disruption to busy East Paces Ferry Road. The design incorporates much larger windows that benefit the new tenant layouts. Lower existing floor to floor heights led to more open / exposed-structure ceiling design for tenant and common areas.

    Phillips 66 Refinery Conference/Training Center

    The multi-disciplinary design team drew upon the plant’s industrial aesthetic for inspiration, utilizing structural and mechanical elements in a sculptural fashion. The cafeteria and the state-of-the-art fitness center serve a total population of almost one thousand workers on the site. After Hurricane Harvey destroyed the existing Change House and Fitness Centers, these projects were added to the scope on a “fast track” basis, more than doubling the project size.

  • Members Choice Credit Union Administrative Headquarters

    Members Choice Credit Union Administrative Headquarters

    This four-story structure fronting the Katy Freeway in west Houston serves as the administrative headquarters for this credit union. The 78,000 SF building includes about 40,000 SF retail facility; the remainder is for future expansion, and lease spaces to outside tenants. The floor plan’s rectangular shape provided functional and cost efficiencies, while the exterior treatment communicates the credit union’s brand of modernity and innovation.

    Icehouse Phase 3

    LDDBlueline™ designed a four floor building with 35 apartments ranging in size from 1,400 square foot two-bedroom units to 600 square foot single bedroom apartments. Units along the west side have balconies and all the units have ample windows providing compelling views of Harrisonburg and beyond. Space under the building is utilized for tenant storage. Amenities include a gym.

    The resulting building completes the re-purposing of the Ice House complex in way that remembers and reminds residents of the complex’s industrial origins while creating a viable future for this landmark building.

  • Southern First Bank

    Southern First Bank

    Southern First Bank partnered with LDDBlueline™ for their Atlanta location in the 309 East Paces Ferry building. The design goal was to create a welcoming and spacious lobby and queuing area for customers. The offices were purposefully placed along the street view to draw attraction from passersby, as well as to provide maximum sunlight into the interior space. The exposed to structure ceiling in the lobby was accentuated with floating soffits. Special attention was paid to the design of the vault and overall security concerns. More elevated finishes and design were implemented in the boardroom for a more executive feel.

    Brazos Valley Schools Credit Union Headquarters & Administrative and Retail Building

    The owner’s new facilities were to be kept in accordance with the origin of this credit union in service of teachers. As a result, economical building systems were selected, from the use of pre-engineered metal building systems for the structure and roof to exterior materials which were drawn from nearby school buildings. Upgraded finish materials were used, however, in the interior public lobby spaces, uniting form and function in a cost-effective yet attractive new home for the organization.
